DEVELOPMENT PLANNING APPLICATIONS
Is responsible for reviewing and processing applications received under the Planning Act. The Planning Division makes recommendations to Township council, and committees regarding these development applications.
Reviewing and processing applications for amendments to King Township's policy documents such as Official Plan Amendments and Zoning By-law Amendments and makes recommendations to Township Council.
Review, processing and making recommendations to Township Council for Plan of Subdivision and Plan of Condominium applications.
Evaluating and approving development proposals through Site Plan Development Applications.
Reviewing development proposals within the Greenbelt and Oak Ridges Moraine for conformity with Provincial, Regional and Township policy. These processes include Oak Ridges Moraine Review Application and Conformity Clearances.
Processing and review of Minor Variance and Consent Applications applications, including the administration of the Committee of Adjustment
Processing and review of Heritage permit applications, including the administration of the Heritage Advisory Committee
COLLABORATIVE APPLICATION PREPARATION
The Township offers consultation ahead of application submission, by way of our current CAP (Collaborative Application Preparation) process. This process is intended to create valuable opportunities to discuss matters associated with your proposal. It is designed to ensure the submission of all relevant and required information, and greatly assist the process of review. The CAP process facilitates the various stages of a development application and will better enable Council and commenting agencies to make informed decisions.
The CAP process was designed to support all stakeholders and allow for a seamless review, it is strongly recommended ahead of a formal submission but it is not required.

MINOR CAP (Pre-consultation) Proposal
Any pre-consultation meeting which does not require external agencies, other departments (i.e. requires only Township Planning staff in attendance). Fee for this initial review is $800.00 (Stage 1)
- Residential: the creation of up to 3 lots/units; and/or
- Non-residential: alterations/expansions of existing buildings, parking, uses, etc.; new development less than 300 square metres gross floor area and/or,
- Any form of Consent being requested (severance, easements, property boundary line adjustments/conveyance, changes to legal non-conforming uses, leases for more than 21 years, and/or validation of title)
- Change in use with no new site development
MAJOR CAP (Pre-consultation) Proposal
Any pre-consultation meeting which will require external agencies, other departments (i.e. Conservation Authority, Region of York, Ministry etc). Fee for this initial review is $1100.00 (Stage 1)
- Residential: the creation of 4 lots/units or more; and/or
- Non-residential: new development greater than 300 square metres gross floor area and/or,
- Change in use which includes new site development

1) Select "Apply for Planning Application or Zoning Services"
2) Choose your project type, for this review you will select "Collaborative Application Preparation"
3) Enter the subject property address only into the field titled "Project Descriptive Name"
4) Under "Search for Planning Types" select 'Major' or 'Minor' CAP (see above for descriptions)
