Notice of Complete Applications Concerning a Proposed Revised Draft Plan of Subdivision, Official Plan Amendment, and Zoning By-law Amendment
Take Notice that the Township of King has received complete applications for revisions to a draft approved plan of subdivision and amendments to the Township of King Official Plan (“Our King”) (2019) and Township of King By-law 2016-71 (Nobleton Urban Area), pursuant to Sections 51, 22, and 34, respectively, of the Planning Act, R.S.O. 1990, Chapter P.13, as amended, on the lands as outlined below.
The Township Planning Division has commenced processing these applications. A Council Public Planning Meeting will be scheduled and held at a later date, with formal notice being provided pursuant to the statutory requirements of the Planning Act.
If you have received this notice as an owner of a property that contains seven (7) or more residential units, please post this notice in a visible location to all residents of the land.

Proposed Changes
The subject lands are located on the west side of Highway 27 and south of 15th Sideroad in the northwest quadrant of the Village of Nobleton. The lands are comprised of a parcel with 20.43 hectares (50.48 acres) in land area and 172.40 metres of frontage onto Highway 27. Existing land uses on the property include a detached dwelling and accessory land uses.
The proposed development includes revisions to a draft approved plan of residential subdivision, including an increase in the overall number of units (from 226 to 417) and residential density (from 11.98 units per hectare to 22.05 units per hectare). Other proposed revisions include reducing minimum lot frontages for select lots within the plan and adding street townhouse dwelling lots. A new medium density residential block to accommodate a 3-storey, 42-unit residential building, is also contemplated by the applications. Changes to the plan, including the relocation of a wetland block and reduction in proposed land area of the approved park block are also included as part of the overall proposed revisions to the plan.
The purpose and effect of the official plan amendment and zoning by-law applications is to facilitate the proposed revisions to the draft approved plan of subdivision.

If you wish to be notified of the decision of the Council of the Township of King regarding the proposed Revised Draft Plan of Subdivision and/or Official Plan Amendment and/or Zoning By-law Amendment, you must make a written request to the Clerk of the Township of King, 2585 King Road, King City, ON L7B 1A1, or by email at clerks@king.ca.
Preserving Your Appeal Rights
If a person or public body would otherwise have an ability to appeal the decision of the Township of King to the Ontario Land Tribunal but the person or public body does not make oral submissions at a public meeting or make written submissions to the Township of King before the Revised Draft Plan of Subdivision is approved, Official Plan Amendment is adopted, and/or Zoning By-law Amendment is passed, the person or public body is not entitled to appeal the decision.
If a person or public body does not make oral submissions at a public meeting, or make written submissions to the Township of King before the Revised Draft Plan of Subdivision is approved, Official Plan Amendment is adopted, and/or Zoning By-law Amendment is passed, the person or public body may not be added as a party to the hearing of an appeal before the Ontario Land Tribunal unless, in the opinion of the Tribunal, there are reasonable grounds to do so.
